What's Different About Managing Property Here

A lot of Franklin properties aren't on town supply. Tank water, bore water and septic or on-site wastewater systems all need to be written into the tenancy properly — who pays for a water delivery in a dry summer, who books the septic service and what the tenant is responsible for. Get this wrong at the start and it becomes a dispute in February.

Lifestyle blocks need the boundaries drawn on paper. Paddocks, shelter belts, grazing arrangements, orchard trees and general grounds upkeep should be spelled out in the agreement rather than assumed. "The tenant will maintain the grounds" means something very different on 4,000m² than it does on a 400m² section.

Older stock on large sections is common, and Healthy Homes compliance on a 1940s bungalow with high studs and no reticulated gas is a different exercise from a new townhouse. Heater sizing, underfloor access and ventilation are where these properties usually fail — we'd rather find that before an assessment than after a tenant complains.

The growth corridor through Paerata, Pukekohe and the wider Drury catchment is adding significant new stock, with the covenants and landscaping obligations that come with it. It also means more competition for tenants than this area has historically had, so accurate pricing matters more each year.
